Yard, Drainage, Driveway and Property Problems

Most basement and crawl-space water problems are solved outside. The standard target is 6 inches of fall over the first 10 feet away from the foundation, with downspouts discharging at least 6 feet out. Hardscape failures — sinking driveways, cracked patios, leaning walls — usually trace to the same water and soil movement.

Drainage & grading

Standing water, soggy yards, downspouts.

Yard, Drainage & Property questions homeowners ask

How far should downspouts discharge from the house?

At least 6 feet, and further on clay soils or where the grade is flat. Buried discharge lines should be inspected for crushing and root intrusion.

Can regrading alone fix a wet basement?

Frequently yes, when the water source is surface runoff. It will not resolve a high water table or a failed footing drain, which need interior drainage and a sump system.
