Roof, Attic, Gutter and Chimney Problems in a House
Roof leaks rarely start where the stain appears — water tracks along sheathing and rafters before it drops. Most residential leaks originate at penetrations and transitions (flashing, valleys, chimneys, vent boots) rather than in the middle of a shingle field. Attic ventilation and insulation drive ice dams and condensation more often than the roof covering does.
Roof leaks
Ceiling stains, drips and active leaks.
Gutters
Overflow, sagging and downspout drainage.
Ice dams
Winter ice at eaves and resulting leaks.
Roof, Attic & Gutters questions homeowners ask
How much attic ventilation does a house need?
The common code baseline is 1 square foot of net free vent area per 150 square feet of attic floor, or 1:300 when a vapor retarder is present and vents are balanced between soffit and ridge.
Can I find a roof leak from inside?
Often yes. In the attic on a dry day, look uphill from the stain for dark staining, rusted nails or daylight at flashing. Water can travel 10 feet along a rafter before dripping.
